Once we would arrive at a property, Jim would immediately walk off to inspect the most common issues such as foundation, roof, electrical, plumbing, HVAC, etc. So while my wife and I would be in awe of the beautiful kitchen cabinets or updated appliances, Jim was focused on the attributes that mattered. And this came in handy multiple times during the negotiation process... such as the rotted tree that we had cut down.
